|Recommended: YesNICE PLACE TO LIVE — THE APARTMENT I'M CURRENTLY LIVING IS GREAT, BUT THE PREVIOUS ONE WHICH IS A STUDIO RIGHT ACROSS THE HALL HAS BAD SOUND PROOF..I CAN HEAR THE NEIGHBOR UPSTAIRS TOO WELL AND THAT CAUSES ME HEADACHE..
|Recommended: YesEasy Living — The only downside to this place is the need for a little extra patience with the car stacker parking and elevator, but that's it Otherwise, it is my dream apartment and I'm grateful for every day I get to wake up here. The resident vibe is private and polite. The common areas are always neat -and as an added bonus smell good. I live above a cafe with apple beignets, I mean what more could you want I love it here.
|Recommended: YesGreat value in a perfect location — I've lived at Maya Apartments since December of 2019. Prior to July 15th, 2020, the apartments were managed by FPI. They are now managed by PTLA Real Estate Group.
I had a few outstanding maintenance requests with the prior management and they were never addressed. I would often email them and ask for an update, but never heard anything. After the PTLA took over, I resubmitted these requests PTLA used a different online provider , and that same day I heard from Adam the primary apartment contact . He insisted on coming to my apartment to assess the issues and get an idea of what needed to be done. Within a few days, the maintenance requests were addressed.
Additionally, there was an issue with the tile in my shower of my unit. I never submitted a request for maintenance through the online system. Adam simply remembered this on top of the huge list that the previous management left him and followed up to let me know he had scheduled it to be fixed.
The apartment common areas feel very clean relative to their condition with the prior management. The elevator had some sort of graffiti in it and it has been removed. You can tell that all surfaces are sanitized often.
Needless to say, I am very impressed with the sense of ownership that Adam and the new management company have. It's honestly quite refreshing to have an apartment manager that cares about your situation. When my lease is up, I would either stay here or move to a new apartment as long as it is managed by PTLA. Very impressed.

Positives good price, access to transportation to SF. nice unit amenities. building neighbors are quiet.
Negatives Can be loud at the 7 11 and car wash very late early am. would be nice to have a small gym in the building or bathroom in the community center.
|Recommended: YesI love my apartment, but the common spaces leave a lot to be desired — My apartment has been great, the quality is pretty good, though you can feel that the whole kitchen came from Ikea. So sometimes some cabinet doors or fixtures aren't the best, but really everything has been great. The sound and heat insulation is perfect. My biggest complaint is towards the building maintenance. My bike was stolen from the bike room just months after I moved in, I've placed multiple maintenance requests about various issues in the building that have gone unanswered, similarly questions about my lease have also gone unanswered. I know the building just changed ownership. I met Adam and he seems lovely and competent. My hope is that many of these complaints will disappear under new management.
